Income Qualification Guide
All utilities are included in the monthly rent. This includes water/sewer, garbage, and electricity.
Internet not included.
To qualify based on income, your household’s gross annual income must fall within the range shown below for your household size and desired apartment. Gross income means income before taxes and other deductions.

How income qualification works
Your household income must be high enough that the monthly rent does not exceed 30% of gross income.
• Your household income also cannot exceed the 80% AMI maximum for your household size.
• Because utilities are included in rent, there is no separate utility allowance added to this income calculation.
• Household size means everyone who will live in the home. All household members count toward household size, including children and anyone under age 18.
Please note: These ranges address income qualification only. Occupancy standards and other screening requirements, including credit, rental history, and background criteria, apply separately. Final eligibility is subject to application review and income verification. Pricing is subject to change. Rates reflective of the 2026 calendar year only.
